Located south of Spruce Drive on the west side of Vedder Road, and with streets branching from the Wiltshire corridor, this residential area is home to many empty nesters and active retirees.
Attracting this population is the predominance of larger detached rancher style homes ideal for those wanting one-level living combined with yards large enough for gardening and outdoor enjoyment. A quiet neighbourhood of quality homes it is also attractive to families wanting the convenience of easy access to schools and the Sardis shopping areas.
Some larger executive homes on over-sized lots are located along Worthington and Newby Dr. as well as a mix of older and newer custom executive homes on Pioneer, Gleneden and Eden Drives.
This area is also home to Edenbank, Chilliwack’s most unique and beautiful seniors community with its expansive gardens, walking paths, executive clubhouse and varied mix of apartments, townhouses and detached homes within the community.

Still convenient to the Sardis shopping corridor yet with a more residential setting, the Spruce Grove/Wells Landing area consists of a number of smaller neighbourhoods attractive to families and seniors alike.
From the larger executive homes backing Wells Creek, to the affordable family neighbourhood surrounding Circle Drive Park, the adult community of Wellsbrooke, and the newer infill townhome complexes on Sunshine Drive and Wells Road, this area offers something for everyone.
Encompassing the area west of Vedder Rd and north of Spruce Drive, residents of these neighbourhoods enjoy quick access to both urban amenities and open greenspace. Evans road forms the western border to this area and when it is completed in the summer of 2009, the Evans Rd overpass and freeway interchange will make commuting a breeze from this area and will also provide residents quick access to the downtown amenities such as the Prospera Centre, Leisure Centre and Townsend Park.

This was one of the original residential developments in the Sardis area with the first homes, mostly split entry style, being built in the eary 70’s in two pockets around Sardis Senior and Watson Elementary. This large residential area continued to develop into the mid to late 1980’s with a variety of home styles including some lovely classic split level and west coast contemporary homes. Encompassing the area west of the Vedder Road corridor, from Stevenson Road on the north to Watson Rd on the south, this established neighbourhood is an excellent choice for families seeking quiet residential living, close proximity to schools and good-sized family friendly homes and lots. Many of the houses have been updated over the years but there has been very little ‘infill” or redevelopment making this a very attractive and reasonably affordable part of the community. Evans Rd forms the western boundary and with the completion in 2009 of the new Evans rd access and fly-over, residents here will enjoy quick access to the freeway and a direct route to the north side of town making it perfect for families needing to commute or wanting to enjoy the amanities such as the Leisure Centre and Propsera Centre on the north side.

Located south of Keith Wilson Rd between Unworth Rd to the west and with the Education Park as its eastern boundary, this area was built beginning in the mid 1990’s with additonal growth in the early 2000’s.
With the exception of those on Riverwood, the detached homes here are all part of “small lot” bareland strata developments. The earlier homes, those closest to the Vedder River and Rotary Trail, are primarily mid-priced basement entry homes offering very affordable choices in a close-knit family oriented neighbourhood.
A newer bareland strata development River Grove, was developed in 2003 and consists of about 30 larger, more upscale two-storey homes with full basements, still on smaller lots but ideal for the busy family with not too much time for yard work. A mix of two storey, basement entry and rancher homes was built about the same time on Riverwood.
Built in 2005, a large complex of family style 3 level townhomes, The Gables at Rivers Bend, offers a spacious, affordable option for families wanting to live in this desireable area. The Gables is accessed by either Peach Rd or Carter Rd to the east . At the south end of Carter Rd sits River Pines, a small grouping of adult oriented detached ranchers.
With easy access to the highway for commuters via the Keith Wilson/ No.3 Rd route, and just a quick walk to the river and walking trails combined with the excellent nearby schools, this is a great lifestyle choice for families.

Located in the south-western-most corner of Sardis, Webster Landing is our most recently developed neighbourhood, having begun in 2006 on a previously undeveloped tract of land just north of the Vedder River.
Designed as a planned community, the development consists of a ring of custom family homes, mostly 2 storey or 2 storey with basement style with larger executive homes positioned on the prime lots which back the green space and walking trails along the Vedder.In the centre of the neighbourhood are two multi-family complexes. The Haven, intended as a primarily adult community features upscale detached ranchers, many with full basements, and The Grove , a grouping of upscale family-sized 3 bedroom townhomes.
With nature at its doorstep and easy highway access via the Keith Wilson/No. 3 rd route, this neighbourhood has much appeal for families looking for that combination as well as a brand new home. With the exception of the lots backing the river this is primarily a small lot subdivision . At this point in early 2009, the development is nearing completion with just a very few homes remaining uncoccupied.
An exciting new development on land adjacent to Webster landing is in the final stages of plannng and will provide a variety of housing choices in this part of town over the next few years as well as new park space and community trails.

Ask two locals to describe Sardis Park and you’re likely to get two very different answers. One may describe the original Sardis Park, another the new.
The original Sardis Park is a lovely established residential area of larger, many custom built, homes on oversized treed lots. Developed beginning in the 1970’s with the first homes backing onto Sardis park itself, overlooking its walking trails and sparkling lake, this sought after neighbourhood with its mature, landscaped lots and meandering streets has been the pride of those that reside there and often the envy of those that with they did. The area has continued to grow over the years , extending to Chilliwack River Road to the east , Britton Ave to the north and Higginson Rd to the south.
In early 2000’s and again in 2007, 2 large tracts of previously undeveloped land adjacent to this area became available for housing. This new area of Sardis park, running adjacent to Vedder Rd and to the south of Higginson, is a mix of lovely newer family homes, well-appointed townhomes, low-rise condominiums and two large adult gated complexes comprised of upscale detached retirement ranchers.
Along with this new development came a commercial component providing the residents of the area with closer access to some retail, banking and medical services.

Bordered on the north by Watson road and with Keith Wilson as its southern boundary the Watson Glen/ Shaugnesy Park area of Sardis is a large family-oriented group of established neighbourhoods. Developed in the late 80’s and into the 1990’s this area is marked by numberous cul-de-sacs and full sized fenced lots making it ideal for young and growing families. Reasonably priced two storey, basement entry, and one level rancher homes are mixed throughout the area resulting in a pleasant assortment of families, empty nesters and retirees on most streets. Known as “very neighbourly” this quiet residential area has little commercial activity, just a couple of corner stores and is considered a very safe and friendly neighbourhood with many folks out walking and children out playing on the cul de sacs on summer evenings. New development on Monte Vista Drive and on Gilliwan Ave in 2000 added a lovely more modern group of homes to the area and in the late 1990’s a new subdivision, Petersburg, offering high end custom built homes was developed. Located directly across from Unsworth Elementary, homes in the sought after neighbourhood of Petersburg have commanded a premium price.

Vedder Crossing

A variety of multifamily complexes along the Vedder road corridor, built mostly in the 1990’s provide affordable family living for young families and first time buyers.
Stretching from the Promontory/Watson Rd intersection on the north to the Vedder River bridge on the south, this area struggled somewhat with the closing of CFB Chilliwack in 1997 but is enjoying new vitality and growth with the development of neighbouring Garrison Crossing and the establishment of the Education Park adjacent to this area.
The retail services available to residents here are growing and being rejuvenated and the boutique style commercial corner at Garrison Crossing will make this a vibrant, desirable location in the very near future. The subdivisions of detached homes accessed via Thomas Rd began in the late 70’s and further developed in the late 1990’s with quiet cul-de-sacs which have become a choice neighbourhood for families since the opening of the new GW Graham Middle/Secondary School here.
At the eastern boundary is Halcyon Meadows, a recently developed gated community of over 200 detached retirement style ranchers and current new construction at the southern end of Vedder Crossing is bringing additional condominium housing options to this area as well.
Nature lovers will enjoy the quick access to the trails and fishing along the Vedder/Chilliwack Rivers and commutors can avoid in-town traffic with the Keith Wilson Rd route to the freeway.
